About Beautiful Staged Homes

As accomplished, certified home stagers, Beautiful Staged Homes views your property objectively – with “buyers” eyes. We have been trained with tested, cost-effective techniques that have been proven to work on a national level. Beautiful Staged Homes has benefitted from the rigorous training from Barb Schwarz (who started the staging industry over 35 years ago) and her company, StagedHomes.com. Home staging is very different from interior designing.  Designing is the art of “personalizing” spaces, whereas staging is the art and technique of “depersonalizing” spaces – but with added character, warmth and an understated elegance.

As trained decorative painters, we magically transform dated countertops or cabinetry into designer showpieces – for a fraction of the cost of demolishing and buying new just to sell a home. As artists and designers, we can create an “atmosphere” from nothing – giving a glimpse of the serene lifestyle that buyers could possibly attain if they purchase a home. We edit, arrange and display the contents so that they enhance and bolster the home’s best features.

At Beautiful Staged Homes, our goal is to make buyers fall in love with a property.  We give all of our homes an organized, stylish and pleasant ambiance – so that potential buyers will easily envision how their families and furnishings would nestle comfortably within.

About Linda-Marie Leyble, Owner & Founder of Beautiful Staged Homes

Cozy at home

Linda Leyble, at home.

In 1995, Linda was living in Seattle WA and she had to sell her home quickly because of a business opportunity to run a special events company in New York. Her real estate agent had read about Barb Schwarz and her staging concepts and so she gave Linda a checklist of things to do to her home to sell quickly and for the most money. The list was 15 pages long: Remove kitchen wallpaper; paint living room a neutral color; more plants in the front of the home; re-stain the exterior wood siding; hire a professional house and window cleaner; edit furniture and display minimal accessories; de-clutter, de-clutter and de-clutter some more; make all closets picture perfect; hold a garage sale and then donate everything else that wasn’t coming to New York; add greenery in baskets; remove family pictures. As Linda was ticking off the list, she developed a mantra for the entire process – “Martha Stewart lives here.” The house sold in two days – and for $20,000 more than she had expected.

Since then, Linda has staged her family’s investment properties, her own homes and for many realtors in New York. Each one has sold quickly (never less than a month on the market) and all for top dollar. This past fall, despite the inability to hold a broker or a public open house, Linda staged a condo for Netter Real Estate that sold in 2 days – and sold at $6K above the listing price.

For 21 years, Linda was in the Special Events business. She brings that deadline-oriented and “appealing to the masses” marketing experience to her staging business. Marketing a home is, if nothing else, a “Special Event.” Linda also runs a decorative paint contracting company, the Studio of Decorative Arts (www.studioofdecorativearts.com) – which creates murals and unique, decorative finishes for homeowners, designers and businesses. The company was voted “Best of Long Island 2008” by the LI Press. The creative skills of the Studio are effective tools in home staging because they:

  • Bring luminosity to a dreary space; Create an “atmosphere” where none exists
  • Cozy up a huge room…open up a small one
  • Unify a space by delivering the missing ingredient in a room that’s “not working”
