During this initial consultation, we will walk through the home and analyze its marketability with a “buyer’s eye.” In this working meeting, we will discuss your budget and goals. We will tell you what to remove, de-clutter, clean, paint, freshen up etc. and then provide a very detailed 15-20 page Staging Report with suggested enhancements and specific steps that will maximize the home’s appeal to the widest range of potential buyers. The seller can opt to do all our suggestions or choose to have us return to do the recommended improvements. This is the best plan for the budget conscious, do-it-yourself home seller. Price: From $275

Mini Staging for the Open House or Listing Photo Shoot:

This is our service for last-minute fine tuning and staging so that the home looks beautiful for photos, the Brokers’ Tour or the Open House. You can opt to have us bring in special accessories, artwork etc – but these items must be returned at the end of the session. Price: From $100 per hour

E-Staging: No matter where you are in the world, you can email us digital pictures of your home and we will create and email you a detailed step-by-step action plan to stage your home beautifully and successfully. Price: From $150

Free “Staged Home” Certification & Online Listing: If everything on the Staging Report has been completed, we will certify it as a “Staged Home,” which qualifies the property for “Staged Home” signage for outside the home, use of this certification on all marketing materials and it will be listed on the www.stagedhomes.com website, which attracts over 7,000,000 visitors per month.  All of our staged homes will receive these free benefits.

Staged Living Room and Breakfast AreaMany homeowners do not have the time or inclination to do all the work themselves, so we offer a menu of staging plans. From de-cluttering to improving curb appeal and furniture rearranging and accessory rentals, we create individualized, economically feasible plans that will get your home in top marketing shape. We will always work within your budget.

Occupied Home Staging: Staging strengthens the appeal of your property, increases its value and helps buyers to visualize their life in your home. Staged homes leave positive, lasting impressions – the competitive edge you need now. We will edit and re-arrange your furniture to increase useable space in each room; highlight any architectural features; bolster focal points for the best visual impact; create a brighter space by removing heavy draperies. We will create an inviting arrangement of your existing furnishings and accessories; organize, de-clutter and remove excess items and furniture; add special staging touches to sell your home quickly for the best possible price.
Fees start at $450 for a half day staging. Staging fees will be slightly higher for homes over 2500 square feet; Monthly fees may occur if the seller requires additional accessories or furniture rental.

Small Bathroom VignetteVacant Home Staging When a house is empty, buyers can only focus on the negatives. We transform “vacant” into “valuable” with furnishings, art and accessories that are appropriate to the style of home.  This gives buyers a better idea of how to use the space – and it allows them to start visualizing their lives in the home.  We will meet with you, tour the home, take photos then create a bid/estimate of what it will cost to stage the home properly. There are two separate fees when staging a vacant home:  Our staging fee and the furniture rental fee. The first is our staging fee, which includes furniture and accessory selection, furniture placement, art and accessories design (and de-staging).  Cost: From $450 +. Our furniture and accessory rental fees are charged monthly and the fee depends directly on the quality and quantity of what we use in the home. We have an extensive staging inventory of furniture/art and decorative accessories for rent. We also use several furniture rental companies. Rental rates vary significantly and can start as low as $250/month and go up to $1,000/month or more.  Most packages are in the $400-500/month range, with at least a three month minimum.
